Koroni is a beautiful, historic little town set on a peninsula that juts out into the Messenian bay. The local Greek population is very friendly and welcoming and the town is fully functioning on a year round basis. On one side of the peninsula is the harbour with its shops, bars and restaurants, banks, a post office, a pharmacy, a dentist and an optician. There is also a health centre where the local doctor attends daily Mon – Fri. On the other side of the peninsula is beautiful, unspoilt Zaga beach, a 3km stretch of sand fringed with Tamarisk trees with a taverna at either end. At the apex of the peninsula is Koroni castle which was built in the 7th century by the Byzantines and became one of the ‘Eyes of Venice’ in the 13th century when Koroni was an important trading and administrative centre for its Venetian rulers. The castle houses a church, nunnery and some small, private houses that are still inhabited to this day. It is a place of magic.
The major town of Kalamata is a 50 minute drive away. There are large supermarkets, lots of varied shopping, restaurants, bars and cafes, and good medical facilities including a hospital. Kalamata has an airport with flights from March to October from a wide range of European cities. BA, Easy Jet and Ryanair all fly to Kalamata from London.
Athens is a 3.5 hour drive away from Kalamata via well maintained motorway toll roads.

DETAILED DESCRIPTION
The house covers a total of 179m2 plus courtyard, balconies and garden. It is built into the side of the hill and both floors, therefore, enjoy the full splendour of the views over the Messenian bay. It is of concrete construction with a terracotta tiled roof and whitewashed walls.
Access to the house from the street is via a wide, gated passageway into a covered courtyard, thereby ensuring privacy and minimal noise. There is normally plenty of on-street parking and during the summer months access to the playground of the local school, which is close by, is provided for parking.
Ground floor (upper level):
123.99m2 with covered entrance yard of 18.05m2 and balcony of 7.34m2.
The Front door opens from the covered courtyard into a spacious hall with doors off to the main bedroom, guest room and bathroom. The hall is open plan to the main living/ dining room which has large sliding doors onto the balcony. From the living room the view is like an infinity pool directly onto the sea but step on to the balcony and through the glass panels you can enjoy the view of the terracotta roofs of the town falling down to the harbour below.
The spacious main bedroom has a double bed and one wall lined with cupboards, wardrobes and drawers behind a mixture of solid and louvred doors – all the storage you could need. The room features beautiful Turkish-style lighting with the wall lights behind the bed being remote controlled if desired.
The guest bedroom has a skylight which floods the room with natural light and is simply painted a bright white. It is plainly furnished with a king size bed, bedside tables and an open wardrobe.
In both bedrooms the floors and ceilings are wooden, painted white.
The bathroom is large with a full size bath, large walk in shower, WC, and a basin set into a marble top which is more than 8ft long. There is space and plumbing for a washing machine. It is fully tiled, floor and walls, up to a height of around 7ft and has a very large skylight.
The entrance hall is wide, floored with ceramic tiles and, as well as the main front door, has a window looking onto the courtyard. It has a custom built console table under the window and a large built in utility cupboard.
It leads into the very large main living, dining room which is floored with ceramic tiles and features beautiful Moroccan style lighting. There is a wood burning stove to the left hand side of the room and the newly fitted kitchen extends along the right hand side of the wall, with a range of custom made floor and wall cupboards housing an oven, microwave, hob, extractor fan, large size double sink unit with extending tap, dishwasher and a fridge/freezer. The whole area is tiled with white ceramic bevelled edge tiles. There is an additional island unit which has space for refuse and recycling bins and open shelving for large electrical items like mixers and juicers. There are pendant lights above the island unit and concealed LED lighting under the wall cupboards.
To the back are two pairs of sliding doors leading onto the balcony which has a wooden roof covered with terracotta tiles, is paved with ceramic tiles and has a built in bench seat. The balcony is edged with toughened glass panels held in stainless steel fittings to ensure an uninterrupted view of the bay and coastline beyond, all the way over to the Mani peninsula and the Taygetos mountains. In the winter you can see the snow on the mountain tops.
The whole of the ground floor benefits from a Toshiba airflow system which provides heating in the winter, cooling in the summer and also a drying facility for when the weather is humid. The units are concealed in the roof space and the air flow is provided through discreet vents in the wooden ceilings of all the rooms. There are separate wall mounted controllers in each room that direct mode, temperature and fan speed as well as timer functions. It is very efficient, quiet and much more economical than air-conditioning units.
Lower ground floor:
Downstairs, which is also a ground floor owing to the slope of the land on which the property is built, there is a fully self-contained, open plan apartment, of 54.98m2 with a covered veranda of 17.93m2
Access to the lower ground floor apartment is either from a door in the hallway of the main house or via a separate, dedicated entrance from the courtyard. Both doors are lockable so the apartment can be used either as part of the main house or as a totally separate unit. Great for renting out with AirBNB!
A wide, ceramic tiled staircase leads down into the apartment which is one large space, white painted with high ceilings and filled with light. There is a wooden floor to the left side of the apartment and the right hand side is floored with ceramic tiles which match the staircase. There is a pergola with wisteria and jasmine climbing over it and a bougainvillea of an intense red that is climbing up the outside of the house. The view from the garden is out to the bay beyond or down over the rooftops of the town.

Please, be aware that the roundness that you may see in some photos is caused by the so called “fisheye” lens, a very wide-angle lens with a field of vision covering up to 180°, the scale being reduced towards the edges, so as to capture the whole space of an area rather part of it.
